Spire-Pure Luxury

This week I was in downtown Denver to preview properties for a client who is interested in living in the heart of the city and there is no better place than Spire.

The 42-story high building rises high above Denver's bustling theater district and is quite simply the epitome of city living.

I toured a beautiful unit on the eighth floor of the glass building.

Some of the units have amazing views of the Rocky

Mountains as well the city skyline and all of them offer the best aspects of apartment living.

The location of the building is in the heart of the city, walking distance from Denver's performing art complex and some of the finest restaurants in the city, including some great ones on the main floor of the building.

Row 14 has become of Denver's most popular places to dine and Crave Dessert Bar and Lounge is one of the hottest night spots. Both are in the building.

The building includes all of the amenities that you would expect to find -- gym, pool, concierge desk, pet area and private SkyClub Lounge for residents of the top 10 floors.

Restaurant of the Week- A New Meeting Place

The Tavern at Washington Park

Meetings are so boring, don't you think?
So do we, that's why we have decided to make our meeting much more appetizing by having our weekly meetings at a different restaurant each week.

We already know that the Denver area is a dynamic place with hidden gems in every neighborhood.  From LoDo to the Highlands and everywhere in-between, each neighborhood has its own unique style, vibe and flavor.

Join us, as we explore the Mile High City seeking out the best place this wonderful area has to offer.  The first stop on our journey was the Wash Park Tavern for lunch. One of the great things about The Tavern is the atmosphere and location.  On the corner of Gaylord and Mississippi, just blocks away from Washington Park the Tavern is in the heart of one of the city's trendiest neighborhoods with plenty of shops and restaurants. The interior of the Tavern is really sweet and relaxing.  There are beautiful double patios, one out front and one in the back, between them is one big lounge!  High-top booths, a fire place with a sofa right in front of it, a nice sized bar and plenty of TVs!

The Tavern has a wide variety of menu items to choose from, even several gluten free choices, and at decent prices. For lunch I tried the Pear, Walnut and Gorgonzola Salad with chicken which was very tasty.  A good choice and there was definitely plenty to eat.

My assistant had a California burger and said it was very good.  Flavorful and juicy with grilled red pepper and avocado, she skipped the fries and opted for the generous bowl of fresh fruit.

Our server was prompt, friendly and attentive throughout the lunch. Overall I would give this place and 8 out of 10.  It was good lunch but nothing amazing.

How to Pay Off Your Denver Real Estate Mortage Early

Few things are better than paying off a thirty-year real estate mortgage early. Not only will you be free of mortgage payments, you could also save thousands of dollars in interest payments over the life of the loan. Here are four ideas to help you pay off your mortgage early:

1. Apply any extra money you have available to your mortgage balance. Be sure to indicate that this is an extra payment and should be applied only to your principle.

2. Overpay a fixed amount every month. By sending in an extra fixed amount as an additional principal payment every month, you’ll reduce the length of time it takes you to pay off your mortgage. By sending in a fixed amount every month, you can easily automate this process.

3. Make bi-weekly mortgage payments. Making exactly one-half payment every two weeks will add up to a total of twenty-six half payments per year. Or, thirteen whole payments each year instead of twelve. That’s the secret to paying off a real estate mortgage early with bi-weekly payments. The interest rate itself isn’t reduced, but the amount of money you pay in interest on the principal is.

4. Use a prepayment calculator to figure out other ways to pay your mortgage off early. The free prepayment calculators available on the internet can also help you determine how quickly you can become mortgage free.

Before implementing any of these methods to pay off your  real estate mortgage early, contact your mortgage lender to find out if you’ll be incurring any additional fees. It’s also a good idea to ask your mortgage lender if there are any specific instructions you need to follow to be sure your payments are processed correctly.

One Lincoln Park defines what it means to truly live downtown.

Yesterday I previewed One Lincoln Park in the heart of Downtown Denver for a client coming in from out of town and I must say this place is truly a grand residence. Ranging from the $300’s to $2 million + and featuring new 1, 2, 3 and larger bedroom condominiums, One Lincoln Park offers all the luxuries of home and the conveniences of living in the city. This luxury high rise features an infinity edge pool, workout facility, owners club with gourmet kitchen, 24 hour surveillance and much more.

The first residence I walked into definitely had the “wow” factor.   The amazing open floor plan had floor to ceiling glass windows and large wrap around glass terrace with a very dramatic city view, topped with more incredible mountain views.  I visited in the day but can only imagine how spectacular it must look at night.   The 2 bedrooms, plus den, 2 bath home I previewed features a grand entrance that opens up to an open living space.  The great room/kitchen area flow together wonderfully and there were hardwood floors though out.  The kitchen featured all the luxury amenities you would expect to find in a 1.3 million home, including espresso stained custom cabinets, granite countertops, with stainless steel appliances.   Another fantastic feature was the master bedroom with gorgeous views and large walk-in closet. 

The second residence I previewed was also very impressive with all the fine features but was located on a lower level.

Get the Best Price on Your Next House!

One of the most important aspects to buying a home is to ensure that you purchase your new home at a fair price. Since there are certain key steps that you must follow in order to make a sound decision, it pays to have a knowledgeable Realtor on your side that will be able to help obtain the best and most realistic asking price for a property.

Determining Market Comparables

For example, one of the first ways that your agent will discover the price of a home is by researching local market comparables. In most cases, they will be able to bring up a list of properties sold over the last 6 months within a 1 mile radius. Properties should also not be bigger than 20% of the subject size.
Additional features to consider would be the neighborhood each home resides in, structural differences, bedrooms and bathrooms, overall condition and other amenities such as a pool, a/c, or garage. Other factors, such as if a particular home sold for much lower due to foreclosure is something your agent can uncover as well.

Houses That Have Not Sold

Next, many homes could be on the Denver area MLS for 6 months or longer without ever selling. Others that are comparable could have been taken off the market after not getting enough offers or being listed for too high. This is valuable information, because you may be able to get a particular property for a substantial discount or it may not even be worth pursuing.

Neighborhood Reputation

When it comes to buying a house, this is one of the most important reasons to work with a Realtor. Since your agent will have a familiarity with various local market trends and statistics, you will be able to learn what makes a particular neighborhood desirable and also which areas to avoid.
A lot of things can affect a homes value such as the school district, crime levels, or even other properties located nearby (such as those burnt in a fire or properties that were a bank sale). In fact, sometimes these factors can even differ from block to block!

Appraisals & Inspections

After you place an offer on a property, you will have the opportunity to get an appraisal and home inspection as further due diligence. Even with an agent, there are sometimes issues that may arise with a property that could affect the home’s value that you were not even aware of. Some of these problems could include structural issues, plumbing or electrical, termites or insects, mold or even water damage to name a few. Obviously many of these things could impact the price significantly and would either have to be fixed by the seller or renegotiated to get a fair price.

In conclusion, there are a lot of areas to consider when choosing a home and getting a fair price on a property. Since this is one of the biggest purchases you will ever make, it is crucial that you protect your interests and ensure that you are getting the best deal possible.
