The homes that show easy get more showings and may sell in a shorter period of time.  It's a numbers game, on average if your home is price right after 10 showings you should have an offer.  

The easier it is for agents to set up showings the quicker you will hit that magic number "10".

Now with Centralized Show Service, approving showings has never been easier.

You can now get a text message and approve or deny a showing via text!

Here's how is works:

Centralized Showing Service Text Message

The new text message approval feature allows the seller to receive text messages* regarding upcoming showings, and respond back to those messages to approve or decline the request. Here's how it works:

  1. We set the seller up to receive these messages by entering the seller's phone number.
  2. Showing Agent calls CSS and requests a showing.
  3. Within seconds, CSS sends a text message to the seller asking for approval.
  4. Seller clicks reply, types either YES or NO, and then hits send.
  5. Within seconds, CSS receives the response from the seller and processes the showing.
  6. Upon receipt, CSS will respond back to the seller (and any other phone numbers) informing the user that the showing has been approved or declined.

If the seller doesn't respond back to the text message, CSS will still make the phone calls.

To setup your sellers to receive the text messages follow these instructions:

1. Login to the CSS website

2. Click on the LISTINGS tab and choose one of your listings by clicking EDIT.

3. Click the CONTACTS tab.

4. At the bottom of the Contacts page, you will see three new boxes to enter your seller's cell phone(s). Enter up to 3 cell phones (include the area code) and then save your changes.

The text message will be similar to the following:

913-535-4561: From Showings.com. There is a showing request on 11225 College Blvd, Tue 7/27 @ 4:00-5:15 PM. Reply with YES to confirm or with NO to decline

Seller: YES
