On average it takes 4 to 6 weeks to find a home that is right for you and your family.  So if your thinking about taking advantage of the government tax credit you should be starting your internet search at least by the last week of March and schedule an appointment with a Realtor to have your consultation as soon as possible.  This consultation can save you time, money and frustration by narrowing your search in terms of price, location, style, wants and needs. Everyone who is going to to have a say in the purchase should be present at this meeting.   

Remember you must be under contract by April 30th and close on or before June 30th to qualify for the tax credit . Also we are recommending you have the home inspection done before the deadline of April 30th to make sure your buying a quality property. We are advising you have 3 homes you love so if there is a problem with the inspection you have 2 back up homes that you will be happy to buy.

If you have to sell your home in order to buy you must price your home to sell. We are advising our clients who must sell in order to buy, not to play the market and price to sell.  Call your bank and get an accurate payoff.  Then take it the next step and have your Realtor's title company work up a HUD-1.  The HUD-1 is a Settlement Statement that shows the financial costs of selling your home. You need to know what these cost will be before you go plan to sell your home. mystery out of understanding the HUD-1.
