Tips on Staging a Home for Resale
Are your clients ready to buy a new home, but they're waiting for their old one to sell? In the meantime, don't forget about the little things they can do to make the sale sooner.

1) Clean grimy bathroom walls
To eliminate surface mold, mix a spray bottle with one part water and one part bleach. Spray and the mold will disappear. Apply a fresh coat of paint to the walls.

2) Opt for a pedestal sink
Consider replacing a traditional sink with a pedestal sink in one of the main-floor bathrooms. A pedestal sink adds classic charm and timeless elegance to any home and can create an illusion of space.

3) Give cabinets a new look
Stain or paint dated kitchen cabinets instead of replacing them. Add some new hardware and the kitchen will have the up-to-date look that buyers are seeking for much less than a full remodel.

4) Spring for new kitchen appliances
Studies show that new kitchen appliances can dramatically boost the resale value of a home. Replace any old appliances that are giving the kitchen an outdated look.

5) Repair & refinish old hardwood flooring
Damaged hardwoods can be a huge turn off. First, cut out the damaged boards and replace them with new pieces. Rent a sander from a local hardware store and give the floor a good sanding. Finally, stain and seal. Not up for the challenge? Consider hiring a professional. It will cost more, but the results can leave a lasting impression on buyers.

6) Invest in built-in bookshelves
Built-in bookshelves maximize space while adding charm and character for minimal expense, and buyers love them!

7) Enhance the curb appeal
Make sure the landscaping is neat and clean—the lawn should be mowed and free from grass clippings. Remove large bushes or anything blocking off the view of the house from the street, especially the entryway.

8) Stage rooms to show off their true potential
Have a few rooms you want to highlight for homebuyer tours, in addition to the kitchen and bathrooms. Featured rooms should have clean carpeting and drapes, as well as polished furniture. Adding new throw cushions to chairs and sofas can dress up these areas for minimal expense. A great way to get ideas is to tour model homes in your area.

Once your clients are ready to buy a new home, make sure they consider design options that will help you sell the home if they decide to move in the future. Installing items like granite countertops and hardwood floors can make your job easier down the line.
